Proposed Edmonton Zoning Bylaw Amendment for 10911-105 Street NW Central McDougall Edmonton
Alberta Health Services (AHS) and the landowner (Polish Heritage Society of Edmonton) has retained ISL Engineering and Land Services (ISL) to prepare an amendment to the Edmonton Zoning Bylaw for the site located at 10911 – 105 Street NW, Edmonton, as shown on the location map below.
The current zoning for this site is Mixed Use Zone (MU h16 f3.5 cf) and Large Scale Residential Zone (RL h65), as shown on the zoning map below. The MU h16 f3.5 cf Zone, allows a range of uses including housing and commercial development with a maximum height of 16 m. The RL h65 Zone allows housing and a limited range of commercial uses with a maximum height of 65 m. The site is currently used for parking by the staff of the nearby Royal Alexandra Hospital.
We propose a DC2 Site Specific Development Control (DC2) that allows Royal Alexandra Hospital staff parking for another 5 years, until 2031, and the residential and commercial uses and heights currently allowed in the existing MU Zone and RL Zone. For context, in 2013, the zoning on the site allowed temporary parking. In 2024, the zoning was changed to the current MU Zone and RL Zone. AHS and the Polish Heritage Society of Edmonton wish to change the zoning to the DC2 to allow Hospital staff parking for another 5 years and then develop the site for housing.
The City of Edmonton requires that we notify adjacent area property owners of our proposed amendment and that we document and provide your comments. A letter with a response sheet and maps were sent to adjacent area property owners, on April 6, 2026. Responses can be submitted by May 11, 2026 online or by paper. We will submit our application to the City of Edmonton on the week of May 18, 2026.
